What is a Notarized Power of Attorney (POA) in Thailand?
A notarized Power of Attorney (POA) in Thailand is a private legal instrument signed before a Notarial Services Attorney — a Thai-licensed lawyer registered with the Lawyers Council of Thailand under the Notarial Services Attorney Regulation B.E. 2546 (2003). Unlike civil-law countries that use government notaries, Thailand delegates notarial functions to specially trained attorneys, whose seal and signature are recognised by Thai authorities, foreign embassies, and apostille-issuing offices around the world.
For คนไทยอยู่ต่างประเทศต้องการให้ญาติทำธุรกรรมแทน; เจ้าของบ้าน/ที่ดินที่ต้องการขายแต่ไม่อยู่ไทย; ผู้รับมรดกที่อาศัยต่างประเทศ, a properly executed Power of Attorney (POA) is the gateway document to nearly every cross-border transaction. Whether you are submitting paperwork to กรมที่ดิน (โอนบ้าน/ที่ดิน), ขนส่ง (โอนรถ), ธนาคาร (เปิด/ปิดบัญชี), ประกันสังคม, กรมสรรพากร, the notarial seal is the single piece of evidence that proves your signature is genuine, that you appeared in person, and that you understood the document's contents at the time of signing. Without this seal, foreign authorities will reject your file outright.
NAATI Thailand has been providing notarisation services for English-speaking residents and visitors in Surat Thani Province, Thailand since 2014. Our notarial attorneys hold continuous Lawyers Council registration, carry professional indemnity insurance up to quoted on request per matter, and maintain bilingual workflows so that every certificate, oath, affirmation, or acknowledgment is drafted in plain English alongside Thai — eliminating translation ambiguity downstream.

Mobile notarisation — where our attorney travels to your home, hotel, condominium, or office — is available 24/7 with a service fee quoted on request within the inner-Bangkok zone and scaling to quoted on request for outer districts and provincial trips. The base notarial fee for a Power of Attorney (POA) is price on request, and this includes the attorney's appearance, the notarial certificate in English, ribbon-and-eyelet binding, and a digitally signed PDF copy delivered by email within four hours of completion.
For clients planning to use the document outside Thailand, we coordinate the downstream MFA (Ministry of Foreign Affairs) legalisation at Chaeng Watthana — typically 1 to 3 business days — and, where required, the destination embassy's authentication. Common Mistakes to Avoid
1. Forgetting to include reference numbers (title deed, vehicle registration, bank account) — receiving authorities will reject the document. 2. Using vague "general authority" language without specifying the scope of the powers granted — banks and government offices typically require itemised authorisations. 3. Signing in a style that differs from your passport signature — the apostille office and foreign authorities will flag the inconsistency and refuse authentication.
These mistakes account for nearly 40% of the rejected files we see when clients arrive after a botched first attempt with another provider. Our pre-signature checklist — sent automatically the day before your appointment — confirms passport validity (six months minimum), spelling of names exactly as in your travel document, full destination address, and all reference numbers (deeds, vehicle registration, account numbers) needed to give the document legal effect.
